If you are thinking of selling your home, you should reach out to a real estate agent to setup an appointment to meet with them. At this appointment, the real estate agent will get to know you, walk through the home and discuss the benefits of selling your house with that brokerage firm (company) and specific agent (themselves). All companies and agents offer the same core services, but personality, approach to selling and understanding of the clients (yourselves) will vary. As a client, you should nothing but the best, and whom ever you choose as your realtor, should make you feel comfortable, be professional and competent. They should use the latest technologies to sell your house, providing you with every opportunity to have your house seen by potential buyers and getting you the highest price for your home.

Once you have decided on a realtor, you will want to hire them and create a plan to get your home listed. This may include packing and staging the home for photos and showings. As the majority of buyers look online at homes before setting up a showing, it is critical that the photos of your home highlight the beautiful qualities and features of your home and property. When a showing is scheduled, that is usually the "2nd showing" for the buyer as they have viewed the home online thoroughly.

 

Once the house is staged and photos taken, the listing goes live on the MLS and is publicly available to view. Buyers who are interested in coming to see the home will reach out to your agent, in which they will have arranged with you how to setup showings (24 hour notice, text, call, assisted vs. unassisted, etc.). The agent will update you on the feedback from the showings.

When an offer is received, the listing agent will present the offer to the seller. They will go over the price terms, and outline how the transaction would go based on the terms. This includes if the buyer is going to perform inspections, if there are any other contingencies, financing terms and more. The experience of a real estate agent in knowing your house, what the inspections may yield, the financing type and requirements can be invaluable in creating a smooth and successful transaction.

 

Once under contract, the listing agent will be there for inspections, communicate with the other agent and or parties in the transaction.
